Terms and Conditions



The booking conditions still apply even if for some reason the booking form has not been completed, e.g. a late booking by telephone. Following receipt of the signed booking form and the appropriate payment, conformation of reservation will be sent out as soon as possible.

Deposit / Payment Procedure

A non refundable deposit of £150/US $300 is payable on booking. We advise that bookings are not confirmed until this is received. The balance of the holiday cost is payable 8 weeks prior to arrival. Bookings within 8 weeks of arrival require full pre-payment plus the refundable Security Deposit. This can be paid by cheque, US wire, or money order.

Refundable Security Deposit

At the time of full and final payment a £150/US$300 refundable security deposit is also required. This deposit will be refunded in the currency that it was paid, net of minus any replacement or repairs for damage to the property or any of its contents. This deposit will be refunded upon conformation from the management Company within 21 days. If any damage results in excess of £150/$300 we have the right to claim this from the guests.

The Lead Guest must fully inspect the home and report any damage or deficiency to the owner’s manager within the first twenty four (24) hours of their stay. Thereafter any damage or deficiency found following the guest’s departure will be attributable solely to the lead guest and their party.


If the client does not pay the balance due at the prescribed time, we reserve the right to cancel the booking. In this event, or if the client cancels after booking is confirmed, the deposit will be forfeited. Additionally, if cancellation occurs less than 6 weeks before arrival date the client will forfeit the total cost. Cancellations must be made in writing. Bookings are made for the dates agreed on the booking form and are not transferable.

Force Majeure

The villa owners accept no responsibility for and shall not be liable in respect of loss or damage or changes caused by force majeure event e.g. strikes, flood, fire, hurricane and closure of airports, weather conditions, or any other events beyond our control.


Strictly no pets are allowed in the villa at any time.

The Villa

All accommodation is booked exclusively for the persons named on the booking form. No other persons may use the accommodation without written permission from the owners.

The rental period shall commence at 4.00pm on the first day and finish at 10.00am on the last day of the period defined on the booking form any variation from this must be agreed by the owners prior to departure.

The Client agrees to be a considerate tenant and to take good care of the property and leave it in a clean and tidy condition at the end of the stated period.

The Client also agrees not to act in any way which would cause disturbance in the neighbouring properties. It should be noted that there is a noise curfew between the hours of 11.00pm and 7.00am which should be respected.

In the unlikely event that there should be a problem with the property or it’s facilities, please bring it to the attention of the management company immediately so that they can attempt to resolve the issue locally. If you do not do this immediately you will not have allowed them to satisfactorily solve the problem.

Please could guests note that the patio doors and all windows should be closed at all times. Leaving them open will not allow the air conditioning to work properly.


The Client is responsible for the safe return of the keys to the lock box on the property and if the keys are not returned or are lost, the cost of changing the lock will be deducted from the security deposit.

Swimming pool

The property has a swimming pool, the owners and owner’s agents do not except liability for injury howsoever caused as a result of the use of the pool. Guests are specifically advised not to allow unsupervised children to use the pool, which is around 5 feet at its deepest part. Nor to touch any of the operating controls.

Please note that pool heat makes a noticeable difference but the best it can do is to raise the temperature 10-15 degrees above the outside air temperature. Pool temperatures cannot be guaranteed. If the weather is very cold the heater goes into defrost mode and the pool will be colder than normal. Pool heating will be switched on the day before of arrival and maytake some time to heat the pool to optimum temperature. Having ordered pool heating, if it is warmer or colder than expected, pool heating still has to be paid for and we cannot be held responsible for the weather.

If you have booked and paid for pool heating, please bear in mind that a couple of factors will affect the actual water temperature – if Florida is experiencing a cold snap (yes, it does happen sometimes!), the water, whilst still warm, will be cooler than you might expect or if the guests before you did not have the heating on and only left on the day you arrive, it will take 48 hours to warm the water.

As a guideline, We aim to heat the pool to approximately 82-84 degrees, whichis the temperature used by Disney in their hotel pools and at Typhoon Lagoon, etc. For your information, I would advise that it is against medical advice (British/American Heart Foundation) to heat a swimming pool to over 86 degrees.

For the winter months, the pool has a solar blanket, which will help to retain the heat in the pool overnight (this blanket only works if the heating is on and will make very little difference to the temperature of an unheated pool, If you choose to leave the blanket off the pool in the cooler winter months (usually October to April), you will lose at least 20 degrees of expensive heat overnight and wake up to a cold pool.

Games Machinesmust be turned off at the end of your stay. Failure to do this could result in over-heating and could cause a fire.


The property only is covered by liability insurance. The owners accept no responsibility for loss or theft of clients luggage or personal property at any time in the property {please use the safe provided) or the pool area or any location in the USA. Clients are strongly recommended to arrange their own ‘ all risk ‘ insurance.

Passport / Visa

All those travelling must hold a new type passport valid at least six months after the return date.

The carrier offers visa documentation at the time of travel.

This booking relates to self-cateringaccommodation only, travel arrangements, visa requirements and insuranceare the responsibility of those persons listed on the booking form. Norefunds will be entertained in the event of lateor non arrivalat the villa for whatever reason.

No Smoking

We are a Non-Smoking Villa A cleaning charge of £150 /$250 will be taken from the security retainer if you smoke or we suspect you have been smoking in the villa to enable us to do a deep clean.


In the unlikely event that circumstances beyond our control necessitate the cancellation of the holiday arrangements, the owner reserve the right to cancel the booking at any time and will only be liable to refund monies paid by the client without interest or compensation.


Florida has a tropical climate. This includes pests and these are to be expected. Although pest control is regularly carried out at our home, it is possible that some may appear. As we have done all we can to try to ensure that this may not occur, please note that we accept no liability whatsoever for the presence of any pests. In order to try to avoid these entering our home, please place all unwrapped food in the refrigerator provided and ensure that the container is adequately sealed. Do not leave sweet food unwrapped.

Close all doors, including the garage door, when these are not being used. Please contact our management company immediately in the event of any pest appearance so that these can be dealt with speedily and professionally.


A Fixed BBQ is available in the garden, charcoal is available in garage for guests. Please replace when used. BBQ must be cleaned after use failure to do so will result in a $25 deduction from your deposit.
